Job Summary: 


Maxx Builders is looking for a Superintendent with Hospitality experience in branded Hotels. Superintendent will provide on-site coordination for all phases of commercial construction projects, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality control, and job site safety. In the performance of these functions, it is the Project Superintendent’s responsibility to protect and promote Maxx Builders' interests in all construction matters.


Essential Functions / Major Responsibilities of Superintendent:

 

  • MUST have extensive knowledge in construction plan reading

 

  • Studies specifications and contract to plan procedures for construction, ensuring start and finish times, safety, quality, and staffing/subcontractor requirements for each phase of construction job are met.
  • Coordinates Expediting List with the Project Mangers for procurement materials to be delivered at specified times to conform to work schedules, in accordance with SOP.
  • Coordinates Subcontractor's work in proper sequence while keeping the overall scheduled completion done. Conducts weekly Subcontractor meetings and reviews 3-week short interval schedule, current quality management or activities and overall job site safety.
  • Confers with and directs supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays.
  • Obtains and monitors all permits, building certificates and City inspections. Must become familiar with all local building enforcement procedures, in accordance with SOP.
  • Confers with General Superintendents, supervisory and engineering personnel, inspectors, suppliers of materials to resolve construction problems and improve construction methods.
  • Enforces the organization's Safety policies in accordance the SOP and also by establishing a climate that emphasizes safety on the job.
  • Exhibits sound and accurate judgment.
  • Inspects work in progress to ensure that workmanship and materials conform to specifications and the adherence to construction schedules.
  • Review Cost Reports and complete Back Charges in accordance with SOP.
  • Prepares or reviews reports on progress, materials used and costs, punch lists daily diaries, billing sheets pictures and adjusts work schedules as indicated by reports.
  • Coordinates and approvals all time and material costs with various sub-contractors. Maintains daily paperwork.
  • Other Duties as assigned.
  • Ability to create and maintain 3 week look ahead using Microsoft Project
  • Schedule subcontractors, consultants, and vendors in a critical path to ensure timely completion.
  • Perform quality control duties and responsibilities regarding the work being performed.
  • Communicate with the project team regarding ASIs, RFI’s, and Material Submittals.
  • Ensure that the subcontractor is fully executing and complying with his contracted scope of work.
  • Coordinate required inspections with local jurisdictions.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards and convey to Project Manager so notices can be issued for non-compliance to subcontracts in regards to the quality of work or scheduling.
  • Conflicts or revisions to the plan shall be communicated with the project team (i.e. superiors, architect, engineer, consultant, owner) for mutual resolution, prior to the execution of work that deviates from the approved plans.
  • Maintain a daily log of activities on the job site via Procore.
  • Ensure the subcontractor has corrected all deficiencies identified by the project team.
  • Preside over weekly subcontractor meetings designed to coordinate the work.
  • Ensure that the job site is always kept in a clean and organized manner.
  • Track the inventory of supplies and materials to guard against loss and to ensure that vital materials are ordered and delivered to meet schedule.
  • Perform job progress and completion punch list identification and completion.
  • Opening the job site at the beginning of the day and securing the job site at the end of the day.
  • Must be okay with traveling in the state of Texas


Knowledge, Skills, and Abilities:


  • Construction management experience preferably the usage of Procore, PlanSwift, Microsoft Office (Excel, word, project & Outlook).
  • Able to effectively read blueprints. Can perform building layout.
  • Provide direction to and resolve problems among subcontractors and vendors.
  • Ability to identify deficient work and provide resolution.
  • Can communicate effectively via phone, email, text.

  • The ability and willingness to do some self-perform work (framing, drywall, etc.) should it be required.
  • Bi-lingual is a preferred


Education and/or Experience:


  • Experience in Ground-Up hospitality, commercial and multi-family projects.
  • Minimum of five years of verifiable commercial construction superintendent experience.
  • High School Diploma required- College degree preferred but not required.
  • CPR certification preferred.
  • 30 hour OSHA Certified Required.
