POSITION SUMMARY      Utility Porter is responsible for supporting building engineers in the effective operation, maintenance, and repair of commercial buildings, ensuring tenant satisfaction and building systems functionality. In addition, the Utility Porter is responsible for maintaining the cleanliness and appearance of the facility throughout the day. This role involves performing routine and on-demand cleaning and ensuring a safe, sanitary, and welcoming environment for staff, clients, and visitors.

 

SPECIFIC DUTIES – include the following. Duties may be changed, and other duties may be assigned.

Tenant Support & Work Order Management

  • Addresses tenant repair requests involving electrical, lighting, plumbing, HVAC, irrigation systems, structural components such as windows, walls, flooring, and roofing
  • Responds to and completes assigned work orders daily on work order system
  • Schedules work efficiently and return completed documentation to the Property Manager
  • Communicates directly with tenants and property manager regarding work order status and maintains records of interactions and resolutions on work order system

Preventive Maintenance & Inspections

  • Assists in performing preventive maintenance on building systems and equipment
  • Supports interior and exterior inspections to identify and report deficiencies
  • Ensures vacant spaces are clean, functional, and “Market Ready” for leasing
  • Spot cleans the common area restrooms and restocks paper products in the common area restrooms throughout the shift.

Lighting and Electrical Support

  • Replace lamps and/or ballasts in tenant spaces and common areas including: corridors, stairwells, restrooms, janitorial, mechanical, and electrical rooms
  • Repair and maintain access doors, ensuring proper function and safety
  • Replace door hardware such as handles and locks as needed

Plumbing Maintenance

  • Assists with the repair and installation of plumbing fixtures: toilets, urinals, faucets, drinking fountains, water heaters

Minor Carpentry and General Repairs

  • Performs touch-up painting as necessary in common areas
  • Replaces broken or damaged ceiling tiles
  • Installs signage (e.g., building directories)

Janitorial

  • Performs continuous cleaning of high-traffic areas (lobbies, restrooms, break rooms, elevators, etc.)
  • Monitors and restock supplies such as soap, paper towels, toilet paper, and sanitizers
  • Responds promptly to spills, messes, and other immediate cleaning needs
  • Empties trash and recycling bins regularly throughout the day
  • Cleans and sanitize restrooms multiple times per shift
  • Maintain outdoor areas, including entrances, sidewalks, and parking lots (e.g., sweeping, removing debris, etc.)

Inventory & Shop Maintenance

  • Maintain inventory of materials and supplies
  • Order and/or pick up necessary parts and tools
  •  Keep engineering shop and building plans organized and up to date

Workflow Prioritization & Reporting

  • Prioritize tasks to ensure efficient resolution of maintenance issues
  • Complete all assignments and preventive maintenance tasks accurately and on time
  • Report directly to the Property Manager with updates on task status and building conditions

Deliverables:

  • Completed work orders with documentation
  • Inspection reports for tenant spaces and building systems
  • Organized inventory and shop space
  • Tenant satisfaction and operational readiness of spaces
  • Communicate with management about any safety hazards, supply needs, or maintenance issues
  • Support special events by setting up, cleaning, and tearing down as needed

 

 

Qualifications

QUALIFICATIONS

  • High school diploma or equivalent preferred
  • Previous custodial or janitorial experience is a plus
  • Ability to work independently and follow instructions
  • Attention to detail and time management skills
  • Excellent communication and customer service skills

WORK ENVIRONMENT 

The noise level in the work environment is usually low. The work is fast-paced.

Pay Rate :
$20.00 - $25.00 per hour. This is the range that we in good faith believe is the appropriate range for the position. We may ultimately pay more or less depending on experience.
